The growth of cities’ outskirts, possibilities in them of affordable offices and the rise of home working have caused urban office buildings to be emptied. This situation has created opportunities in high-quality buildings with flexible floorplans.

Such is the case with this project, inside a tower in the Corazón de María area, in Madrid.

A first floor of offices, abandoned for over three years with over 350 square meters has been turned into four luxury apartments equipped with all modern conveniences.

The original building was strikingly rich in materials and high-quality building systems, such as exposed brick, limestone and oak wood. We therefore sought to rescue these values and highlight them by curating original elements.

For passage doors we drew inspiration from the building’s original carpentry. New pavements, made of oak wood, were associated with common areas. Stone countertops and bathroom pavements blended into the building’s façade.

Dark-stained oakwood furniture was combined with the facing brick. Terraces were recovered with large sliding windows connecting the building’s inside and outside. The design centered around functionality and sustainability, achieving high standards of welfare, efficiency and interior comfort.
